The longer a property remains on the market, the more important REO property maintenance becomes. MCS, a leading REO asset management company, works with our clients to provide the necessary property preservation and inspection services to help mitigate the risk of holding properties and reduce holding timelines.
Initial REO Services
Debris Removal
MCS will remove interior, exterior and/or hazardous debris from the property as authorized by the client’s specifications.
Janitorial Services
MCS provides janitorial services to bring each property to a marketable condition. The services include vacuuming carpets, mopping all non-carpeted floors, scrubbing all bowls and basins, and wiping down all counter tops, cabinets and appliances. Janitorial services can be performed at the time of initial services or on a monthly recurring basis.
Lawn Maintenance
MCS performs the necessary lawn maintenance to upkeep a property, prevent degradation to the grounds and relieve the property of any existing or potential violations of local ordinances. Services include mowing the lawn, weeding, edge trimming, sweeping paved areas (sidewalks, driveways, patios, etc.), and removal of all lawn clippings, related cuttings and incidental debris. The disposal of all clippings and incidental debris is removed in compliance with jurisdictional requirements.
MCS also provides an automatic grass cut program, where we maintain the grounds at the property according to the applicable client’s requirements. We continue maintaining the grounds at the property until instructed to remove the property from the program or when maintenance is no longer required, as specified by the client’s specifications.
Securing Services
MCS REO services include changing the lock(s) and install a lock box at the property based on the key/lock box code according to the client’s specifications. In addition, all doors, windows, gates and other openings are secured based on the client’s requirements.
Winterization
This REO property maintenance service authorizes MCS to winterize the plumbing at the property to prevent freeze damage, according to the client’s requirements for the property’s geographic region.
Recurring

Snow Removal
Snow removal is completed on walkways and driveways as needed to provide safe access to a property and per local municipality requirements.
Other REO Services
Renovations
For homes that make it to REO, a renovation strategy can create greater returns and quicker sales. Renovations can range from cosmetic elements like painting and landscaping to remodeling a kitchen and replacing larger mechanical items.
Eviction Services
MCS coordinates with local authorities to complete a lockout at a designated property. MCS follows instructions as dictated by local municipalities, law enforcement, investor/insurer guidelines and client requirements on the removal and storage/disposal of personal items and debris.
Pool Securing and Maintenance
MCS provides pool services that include the initial start-up of the pool and its operating systems, which may include draining, acid washing, treating and refilling the pool. Ongoing pool maintenance services can be provided on a weekly basis to ensure that the pool is maintained in an appealing manner to enhance marketability of the property. Pools are secured via a locked gate or other means to discourage unauthorized persons from entering the pool area.
Roof Repair/Replacement
Roof repair/replacement is completed at a property to prevent further damage to the existing structure. MCS adheres to regulatory guidelines and/or client requirements to complete repairs and protect the property.
Discoloration Remediation
When discoloration is present at a property, it is wiped down and cleaned per investor/insurer guidelines and client direction.
Insurance Claim Repairs
MCS leverages our network of licensed and insured contractors to complete settled insurance claim repairs for all perils including storm, theft, water, fire, etc. Repairs are completed to code with necessary permitting addressed.
Repair and Rehabilitation
MCS offers full-spectrum repair and rehabilitation for REO properties. MCS strives to ensure that market-competitive materials and improvements are reflected in all aspects of the work. MCS REO asset management services provide a cost-effective scope that enhances the marketability of each property.
Violation Resolution
MCS works with local code officers and municipalities to assist in the resolution and closure of outstanding violations at a property.
